Wisconsin Municipalities with Commercial Buildings Delegated Authority

  Definitions - Read all 1 - 7

1. Plan Review and All Inspections: If your project is located in a listed municipality, and meets the size criteria, contact the municipality for plan review. Per SPS 361.60, the cities, villages, and townships with this delegation are certified to review plans for:

1. New buildings containing less than 50,000 cu. ft. total volume;
2. Additions to existing buildings where the total volume after construction of the addition is less than 50,000 cu. ft.;
3. Additions to existing buildings containing no more than 2,500 sq. ft., no more than one floor level, 18-foot maximum roof span and 12-foot maximum exterior wall height; and
4. Alterations to existing building where the area of altered space is less than 100,000 cu. ft. of total volume.

The municipalities authorized to perform plan review as noted above also do inspections of all buildings and structures as an agent of the state, including those for which S&B does the plan review.

2. Plan Review and Some Inspections: These municipalities do plan reviews as described above, but perform only inspections for projects for which they do plan review.

3. Reviews and Inspections Done by Eau Claire and Waushara Counties: Eau Claire County or Waushara County are authorized to review commercial buildings plans and perform inspections in municipalities which do not have their own delegated authority. Municipalities which have their own delegated authority in Eau Claire County are the Cities of Altoona, Augusta, and Eau Claire, and the Village of Fall Creek.   Municipalities which have their own delegated authority in Waushara County are the Cities of Wautoma and Berlin.

4. Inspections Only: These municipalities have inspection authority for commercial buildings, but do not have plan review authority. The S&B does plan review for all commercial buildings and structures located in these municipalities.

6. Special Delegations: Some municipalities have been delegated authority other than those listed 1 - 6, You can select the 7 in their table row and see a PDF copy of their delegation. Contact those municipalities directly to discuss their specific delegated authorities.

7. Second Class Citiies:  Municipalities that are second class cities have authority to review and inspect projects of all sizes.  An owner has the option of submitting projects that require plan review to either the city or to S&B.  See 101.12, Stats.
