S&B Commercial Buildings Plan Review Scheduler ***To use the scheduler you will need to turn off or adjust your pop-up blocker. Your security settings may need adjusting to allow the scheduler to open. Always check with local officials to consider the local authority related to a project. Municipalities may have parallel or complete plan review, or other permit regulations. See list commercial buildings delegated municipalities. 1. A new building architectural and structural planPlans to be reviewed include the building footing and foundation, structural, and architectural plans. HVAC and structural components such as truss and pre-cast concrete may be submitted later or with these plans. This can include obtaining a permission to start footings and foundation at your own risk while waiting for plan review approval. This can also include a petition. Go to the Commercial Building Plan Review Scheduler web application. 1a. A preliminary plan review discussionIf you have a technical question about the commercial building code, email DspsSbBuildingTech@wi.gov. If you still feel a preliminary discussion before review submittal is necessary, contact the review office of your choice to schedule a discussion with a plan reviewer for a fee. 1b. Submittal of plans subsequent to a plan review discussion is done by scheduling an appointment using the transaction number assigned when the preliminary discussion was scheduled. 2. An addition to an existing buildingPlans to be reviewed include the building's footings and foundation, structural, and architectural plans. HVAC and structural components such as trusses and pre-cast concrete may be submitted later or with these plans. This can include obtaining a permission to start the footings and foundation at your own risk while waiting for review approval. This can also include a petition. Go to the Commercial Building Plan Review Scheduler web application. You can use the S&B site number from the previous submittal to auto-fill the site information, saving yourself entry time. When initially submitting an addition use the same process as for a new building. Do not retrieve the old transaction number. Once you have a new transaction number for the addition, use that number for retrieval for subsequent submittals to complete that addition. 3. An alteration of an existing building- Plans to be reviewed include the building's architectural plans. HVAC may be submitted later or with these plans. (For a stand-alone HVAC plan where there is no accompanying building change, email the completed first page of the review application, SBD-118, to DspsSbPlanSchedule@wi.gov. Or, fax the request to 877-840-9172.) The Wisconsin Department of Natural Resources (DNR) requires proper inspections, notification and removal of asbestos containing materials for renovations and demolitions. Go to the Commercial Building Plan Review Scheduler web application. 4. Extension of Plan Review ApprovalThis scheduler does not provide for submittal of extensions of previously approved plans. Such requests require submission using the SBD-118 form. Email the completed first page of the review application, SBD-118, to DspsSbPlanSchedule@wi.gov. Or, fax it to 877-840-9172. 5a. A revision to a previously approved plan reviewThis scheduler does not accept the submittal of revisions to existing approved plans. Such plans require submission using the SBD-118 form. Email the completed first page of the review application, SBD-118, to DspsSbPlanSchedule@wi.gov. Or, fax it to 877-840-9172. 5b. A revision in response to a plan put on hold after review These revisions are not scheduled, but rather are reviewed within five business days after receipt. 6. A petition of the commercial building code, Comm 60-66A Petition for Variance may be scheduled prior to building submittal, with a building submittal, or by using the retrieve information button to schedule the petition after building submittal. A Petition for Variance requires a completed form SBD-9890X when later sending in your materials for the scheduled petition review. The fees shown on your appointment confirmation letter do not include Petition for Variance fees. Calculate those using form SBD-9890X. Contact the designer or the owner for the previous transaction number if you do not have it. 7. A footing and foundation reviewYou can submit footing- and foundation-only plans at this time, with or without also obtaining a permission to start at your own risk while waiting for footing and foundation plan approval. Go to the Commercial Building Plan Review Scheduler web application. 7b. Scheduling a plan review subsequent to a footing and foundation reviewis done using the S&B transaction number from the F&F submittal to auto-fill the customer and site information, saving yourself entry time. Contact the designer or the owner for the previous transaction number if you do not have it.8. HVAC plan / Kitchen Exhaust Hood- For an HVAC plan review that is a follow-up to an active building project, you are asked to enter into the scheduler the building project's previously assigned transaction number. - For a stand-alone HVAC plan where there is no accompanying building change, email the completed first page of the review application, SBD-118, to DspsSbPlanSchedule@wi.gov. Or, fax it to 877-840-9172. 9. Structural component following building plan submissionFollow-up structural components are not scheduled. Submit the components to the office specified in the building plan approval letter, using form SBD-118, the plan review application form. 10. Fire protection system- For review of fire alarm and fire suppression systems as followup to an active building plan project, you are asked to enter into the scheduler the building project's previously assigned transaction number. Fire protection systems are only reviewed in the Green Bay, Madison, or Waukesha S&B offices. - For a stand-alone fire protection plan where there is no accompanying building change, email the completed first page of the review application, SBD-118, to DspsSbPlanSchedule@wi.gov. This scheduling system does not support the submittal of revisions to existing approved plans or HVAC submittals where there is no related building alteration plan. Both of these require submittal of form SBD-118. Also, both may be scheduled by completing the form and faxing it to 877-840-9172, or emailing it to DspsSbPlanSchedule@wi.gov. Contact the review office of your choice if you feel you may need to make an preliminary discussion appointment with a plan reviewer. The symbol * next to a field means the field is required to be completed before submittal is accepted. Web scheduling has two paths to create the “application form.”
If you do not have a Safety and Building Division customer number, be sure to have designer, owner, supervising professional, etc., contact information ready before you begin entering the appointment request on the web. Be sure you have specific site location where possible, i.e. street address, specific municipality, county, etc. It is strongly recommended that a scheduler review the User Manual. Questions on scheduling may be emailed to DspsSbPlanSchedule@wi.gov. Structural components are not scheduled. Submit the components to the office specified in the building plan approval letter, using form SBD-118, the plan review application form. If you wish to submit multiple buildings on the same submittal you have two options, depending on the situation: Both options may be used on the same submittal transaction.
What will happen when you schedule?
Someone wishing
to schedule a commercial building plan review may enter required
information about the plan review request and
about project specifics into this web-based system and electronically
submit
it to the Safety and Buildings Division. Upon completion of entering,
the submitter receives a summary message, including a transaction
number. This transaction number combined with the designer's
S&B customer identification numbers allow someone to check the
status
of the a review. See
plan review status check page. Plan entry will email you a confirmation form specifying the review date, office, and reviewer. Plans and a copy of the confirmation form must be received in the scheduled office by 2:30 p.m. two working days prior to the scheduled date. This allows fiscal processing and marrying with previous appropriate files prior to the review. Your plans will be reviewed on or shortly after the scheduled date. The designer will receive an emailed letter of conditional approval upon review completion. Or, in cases where the plans are held for additional information, the designer will receive a phone call. Should you be submitting to another agency?There are a number of local municipalities which do plan review (and, some, inspections) for their jurisdiction, including Milwaukee (go to the Milwaukee Department of City Development).
