Modular Dwelling Plan Review Checklist

Wisconsin has a uniform approval program for one-and-two family residential modular manufactured dwellings. An approved manufacturer shall submit to the Department one complete set of building system or component plans and specifications via electronic format through the third-party contracted inspection/evaluation agency as outlined below.

The inspection/evaluation agency shall perform a preliminary review of the plans prior to beginning in-plan manufacturing.

Each modular dwelling model shall be approved by the Department and a letter of conditional approval shall be issued to reproduce that approved model.

Items required for submittal under Form SBD-8101

1. Cover letter/permission to start from inspection/evaluation agency. A template letter is available on the UDC program webpage.

2. Plumbing product review approval letter issued by the Department.

3. Complete set of plans including:

   1. House elevations. All four exterior sides shown.

   2. Floor plan. Each story floor layout with rooms/areas identified with dimensions.

   3. Foundation plan. Footings, bearing pads, wall details, beam locations.

   4. Wall section. Framing material, floor truss/joist material, exterior covering, insulation.

   5. Roof section. Roofing materials, rood underlayment, attic insulation.

   6. Stair section. Stair tread rise and run, stairway headroom.

   7. Interconnected smoke detector locations. 

4. Wall bracing information, per SPS 320.09(5)(b)2(d).

5. Electrical layout.

6. Natural light and ventilation data tables.

7. Requirements for egress.

8. Complete ResCheck designed for Zone 2, or designed and identified for the county in which the modular home will be located.

   1. ResCheck inputs matching those on cross-section.

   2. ResCheck inputs for foundations as a listed condition of approval. 

9. Complete set of truss plans designed for Zone 1, or designed and identified for the county in which the modular home will be located.
